Since the coming into force of article 1068.1 of the Civil Code of Québec, the certificate on the status of the co-ownership has established itself as an essential tool in condominium real estate transactions. It provides buyers with a clear, complete, and verifiable picture of the building’s financial, insurance, technical, and legal situation — and this, before signing a promise to purchase.
In this context, the RGCQ is unveiling today version 1.1 of its official certificate template (see the link at the bottom of this article). This update incorporates several adjustments and clarifications designed to make it easier for syndicates to use and to strengthen compliance with legal requirements.
A tool that is redefining market practices
The certificate contributes to greater transparency by highlighting buildings where the contingency fund, governance, or document management present shortcomings. Conversely, well-managed co-ownerships can highlight their rigor and benefit from increased credibility — a concrete advantage for selling co-owners.
Increased support for syndicates
To accompany this updated model, the RGCQ is also making available to its members a comprehensive practical guide to completing the certificate. This guide, offered in both French and English, explains each section of the form in detail and clarifies the information that must be provided. Use it alongside the certificate to ensure that you complete it properly.
Please note: the official ASEC form must be completed in French, as required by law.
