Dear members, partners, and friends of co-ownership,

As we approach 2026, one thing is clear: co-ownership in Quebec is undergoing a profound transformation. With more than 400,000 units across the province, it is no longer a marginal or specialized reality. It has become a cornerstone of our residential landscape, a collective way of living now shared by hundreds of thousands of citizens.

This growth also brings major challenges. Aging buildings, rising costs, increasingly complex obligations, and a growing number of legal and human issues mean that co-ownership today requires greater rigour, stronger expertise, and above all, a clearer vision.

The new regulatory framework, driven in particular by Bill 16, has created a true structural shift. It compels the entire sector to evolve, to plan better, to govern more effectively, and to provide stronger protections. While this transition may seem demanding, and at times even destabilizing, it also represents a unique opportunity to build a more sustainable, transparent, and future-ready co-ownership model.

In this context, the role of the RGCQ has never been more essential.

UNDERSTANDING THE DIVERSITY OF OUR COMMUNITY

Co-ownership is not a homogeneous block. It is a rich, complex, and deeply human ecosystem. Behind every syndicate of co-ownership, every building, and every meeting, there are different realities.

  • Some co-owners are discovering their responsibilities.
  • Volunteer directors devote time and energy, often without prior training.
  • Professional managers carry an increasing workload in a context of labour shortages and pressure.
  • Brokers, notaries, lawyers, and partners all contribute to structuring the market. Expectations vary, and so do needs.

This is why, in 2026, a fundamental priority will guide our actions: to better understand and better serve each segment of our members, with tailored services, targeted tools, and a differentiated approach.


A CLOSER, MORE STRUCTURING, AND MORE MOBILIZING RGCQ

In 2025, many of you called upon our expertise. Thousands of requests were handled through our info-management line and our legal consultation service, and thousands of participants attended our training sessions and events.

This level of engagement confirms that our community is active, committed, and seeking guidance. The RGCQ is more than ever a trusted third party, an independent anchor point in a rapidly evolving sector.

In 2026, we will build on this momentum with clear priorities:

  • Strengthen support for syndicates, particularly those with limited resources;
  • Deploy structured training pathways for directors and managers;
  • Continue to make the sector’s voice heard with government authorities, particularly regarding governance modernization, the creation of a dedicated registry, professional oversight, and the establishment of a specialized tribunal;
  • Develop strategic partnerships, particularly financial ones, to provide syndicates with concrete solutions to better manage their contingency funds, finance major work, and support improvement and renovation projects aimed at enhancing building energy efficiency.

A COLLECTIVE AMBITION

I would like to sincerely thank everyone who contributes to this transformation, namely our members, volunteers, regional chapters, partners, and our team.

Co-ownership is often viewed through the lens of its obligations, but above all, it is a human endeavour: learning to live together, to make decisions together, and to preserve together. In 2026, the RGCQ will be present, with clarity and ambition, to support every stakeholder in the sector, according to their reality, level of experience, and responsibilities.

Because stronger co-ownership means a better-equipped community. And a better-equipped community means a better-housed Quebec.
